What the emergency zone looks at first.

You can read the criteria without taking the test. Each one matches a finding we come across regularly in the field.

    How old is your fire detection system?

    Belgian regulations set no fixed lifespan for a fire detection system, but past 15 years spare parts become scarce and a single failed detector can take an entire zone out of service. Between 10 and 15 years you plan the replacement; beyond that, it is forced on you.

    When was the last inspection by an external body?

    The Belgian Code on Well-being at Work requires fire protection equipment to be inspected periodically and the evidence of those inspections to be kept. This external inspection is separate from the maintenance your installer performs under NBN S 21-100-2: having your maintenance contractor visit does not replace the inspection, and the reverse is equally true.

    Is your safety register kept up to date?

    The safety register brings together maintenance reports, inspections, tests carried out and the action taken on any faults. Its absence — or its abandonment — is enough to draw a finding during an emergency zone visit even when the system works perfectly: what is not recorded cannot be demonstrated.

    Do you have a current maintenance contract?

    NBN S 21-100-2 sets the content and frequency of maintenance for a fire detection system, along with the competence required of those carrying it out. Without a contract those visits do not happen and the register stays empty, which exposes you twice over during an inspection: on the maintenance itself and on its traceability.

    Are the interfaces tested? (smoke control, fire doors, lifts)

    A detector that responds correctly protects nobody if the smoke damper stays shut or the fire doors fail to release. Interface testing is the most frequently neglected part of maintenance, because it requires taking over the site — and it is precisely what the emergency zone asks to see performed live.

    How many false alarms in the last 12 months?

    Past three unwanted alarms a year, occupants stop reacting to the alarm and the system becomes counter-productive. The cause is almost always a detection technology unsuited to the conditions in that room, not an over-sensitive detector: desensitising it would degrade protection instead of fixing the problem.

    Are your teams trained in evacuation?

    The Code on Well-being at Work requires the employer to run evacuation drills at least once a year and to appoint first-response team members. The emergency zone checks that staff know the procedures and know where the safety controls are located.

    Where do you stand with your emergency zone?

    The emergency zone (zone de secours / hulpverleningszone, the territorial fire service) issues a prior opinion on construction and alteration projects, and can inspect buildings in use. Its findings carry a deadline for putting things right: left unresolved past that deadline, they can lead the mayor to restrict or prohibit use of the building.
