There is no fixed surface threshold such as 300 m² in Belgian law that automatically triggers the obligation to install fire detection. The obligation stems from the building classification (low, medium, high according to the Royal Decree of 7 July 1994), the occupancy likely to be present and the risk analysis required by the Code on Well-being at Work.

Periodic maintenance of a fire detection panel must be carried out by qualified personnel, as required by standard NBN S 21-100-2. BOSEC certification of the maintenance company constitutes the most recognized proof of competence by emergency zones (hulpverleningszones), and the contract must mention this qualification to cover the operator in case of inspection.

How to Determine the Fire Risk Level of a Workplace?
The Code on Well-being at Work (Book III, Title 3) requires each workplace to be classified as low, medium or high fire risk, by combining three criteria: the nature of the activity, the occupancy of the premises and the fire load. This level then determines the sizing of detection, alarm and extinguishing systems, without being linked to the building height set by the Royal Decree of 7 July 1994.
